Framing

- framing and structure to be as per drawings
- actual sizes and dimensions may vary slightly
- exterior walls to be of 2X6 construction, with 7/16" OSB on the outside, @ 16"O.C
- floor joists to be Engineered Floor Joists, Silent Floor model, @ 16" O.C
- all floors to be ¾" OSB, glued and screwed
- all lumber used in framing to be kiln dried lumber
- all exterior walls, including garage walls, will be covered in Tyvek house wrap and taped
- all roof trusses to be @ 24" O.C , with roof clips, and ½" spruce plywood on roof

Shingles

- Shingles to be IKO Renaissance asphalt shingle

Drywall

- ½" ceiling board on ceilings with resilient channel installed @ 24" O.C
- Moisture resistant drywall in bathroom areas

Interior Trim

- ½" ceiling board on ceilings with resilient channel installed @ 24" O.C
- Moisture resistant drywall in bathroom areas

Insulation

- Ceilings to be R-40
- Walls to be R-20
- Basement walls to be studded to floor with steel studs, and R-12 close to floor level
- 6mm vapour barrier to be installed at all exterior walls, sealed with sealant and taped
- garage insulation included in price

Paint

- all drywall to be primed and painted with two coats, excluding garage
- wall paint to be Benjamin Moore paint, but trim paint to be Beauti-Tone
- all ceilings to be painted with flat white ceiling paint with no texture applied
- if purchaser decides to paint garage, it will be extra
- no painting or drywall is included in the basement
- all interior doors to be painted white, as well as all trims
- all exterior steel doors to be painted, excluding garage doors, which are ordered with colour applied
